Thanks a lot. I truly value your opinions. So I give more details for your further guidance.

The house is built on a slope with a 6 -7 degree angle. The slope goes downward from east to west. On the east front it is the main entry, and on the west there is a door for the walk out basement (it is a 2 story colonial and there is a basement). The stream is parallel to the south side of the house, and run downward from east to west.

Since the stream is very shallow I think it is to the same level with the basement. The basement is kind of dry and is sump pump ready (the setup is there). But the sellers never install the sump pump, and they told me they don't need one (and the basement is never flooded).

My worry is how the stream will be during summer with a heavy rain. The sellers tried to convince me that it is not an issue with their experience (they lived there for the last 15 years). Still in doubt.
