Do you mean if he doesn't pay or quit at end of quit notice period, I should start eviction process AND sue on small claim court for December's rent at the same time, while the tenant still lives there? Problem is I won't know the total back rent amount to sue until I find the next tenant, plus the total property damages are not known until later. Do I sue one more time when all amount owe is known?
