If you are really new to remodel ( sounds like you are;-)), go find a general contractor (inspector) to see the house with you. Ask him to give you an estimation of cost needed to fix up to the average level condition house in the community. add 20% more for unexpected cost. than add the fix up cost to the price you pay. if the total is at least 20% lower than the price of similar house in the community priced/sold 3 years ago, I will consider. I am very risk averse particularly if it is an investment.
