跪求赐教各位高人前辈: 这样的投资房能买吗?

本人在温哥华, 手上大约有50万的资金, 本想在VANCOUVER购房, 但是温的房价高居不下, 没有空间. 所以想南下在圣地亚哥, 洛山矶和PALM SPRING投资..
请问:
1, 这几处的投资机会怎样?
2, 主要想在大学区买房, 租给学生. 想找管理公司管理, 想法合理吗?
3, 是公寓, 还是HOUSE 合理? 有的HOUSE UNDER $100,000, 这种能买吗?
4, 怎样找经纪? 好象经纪们对价钱低和SHORT SALE 的房子都不感兴趣, 我发了几个EMAIL, 都没有人回.
5, 很多加拿大人喜欢冬天去PALM SPRING 度假, 想买来做VACATION RENTAL, 不知有没有建议.
