Investor vs Dealer

如果是Real Estate Investor，可以抵消；如果是 Real Estate Dealer，不可以， 并且需要交SE Tax。

现在的问题就是到底是Investor，还是Dealer？

如果是全职flipper， 毫无疑问，属于Dealer， active ordinary income， 需要交SE Tax 。

但如果每年只做一次flipping，这个就有弹性空间，取决于你的intent， 如果你的intent是flipping , 那是Dealer， 如果你的intent不是flipping， 就是investor。你的intent应该能使IRS信服。
