想问一个朋友借钱的问题 如何保证钱能按时归还？

朋友在美国 有房产 有体面工作. 急需一些资金周转. 大致10万块.  有人说做公证 用房产抵押 如果还不上 有权放lien，还有的建议对方买份保险. 问题是有这种保险卖吗？ 不知道有没有更好的办法. 朋友是想让借钱一方相信 他不是借钱不还的主儿. 如果是借高利贷 找银行借之类的 就别建议了. 这些都知道

经过允许 透露一下借钱的原因：他在coinbase 炒比特币 赚了不少钱 现在都是udst. 他想一次取出 但没料到 irs 要先交30%左右的税 才能取出. 而且取钱的order 无法取消. 想一点一点取出也没办法了. 他凑了不少钱准备交税 但还差10万.

再声明：我不清楚炒比特币取钱是不是这样的.
