房客住了五年，房子需要修理很多

granite counter变成了黑色，一定需要换了，房客三个小男孩，在墙上，门上写字，画画，我能用房客的deposit扣掉换counter和刷漆的费用吗，想把counter换成石英的，这部分费用应该怎么算
