先看一下你的Lease Agreement, 有没有付租金的Grace Period？3天或5天Grace Period

Grace Period 过后就可以发3 Day Notice to Pay or Quit，可以注明unpaid Rent多少？Less Partial payment $18, Total Balance Due $$$$. 

3天过后，file unlawful detainer.
