这里大地主多，我就班门弄斧了

early termination clause 大致有2种。一是把剩余租期的租金付清，最狠的按是100%，也有75%，50%。二是固定罚金，有一个月租金或者两个月租金的加上押金。我用的是第二种的：

Early Lease Termination. If at any time the tenants terminate Lease before the expiration of said lease, the tenants  shall be responsible for any early termination fee equal to 2 months rent or the remaining balance of said lease term, whichever is less. The tenants also agrees that any and all portions of paid deposit will be forfeited.
