是长期租约还是有长期居住的可能性？

我不相信老朽聪明人会签长期租约。我只记得老朽说某些人可能可以居住很长时间，他不喜欢背景好仅仅是暂时居住然后买房的房客。老朽说尽量找能够住的时间长的人。我的理解（可能是我自己强加的意识）是租约还是要一年年续签的。
