starting to work with smaller banks/credit unions, and establish a long-term depositary relationship, unlike big banks,  instead of selling the loan and just servicing them, some smaller banks will hold well-qualified loans in their own book, this is where you break the magic number of 20, then after, with a long term relationship with this bank, you can consolidate the loans into a blanket loan, or go commercial.
