When was the last time you check the house?

You should check the house every three months or so to make sure everything is in good condition. It is partly your fault.

In this case, you can tell them that the security deposit cannot be used as last month's rent. They have to pay the rent. Otherwise, they break the lease. YOu are going to have their deposit, they still own you one full month's rent, plus any damages that need to be fixed.

Or, you may want them to continue to live there and pay part of the damages. From now on, you need to check the house every three months.
