please help me with rental problem! thanks!

A couple rented my new house for about two years, they paid rent almost on time except their cheque was bounced back twice. They have two kids, one is 3 years old, the another one is 1 year old. The hu*****and is taxi driver, the wife has no job.

They would like to renew lease for the next year, initially I thought it should be O.K., But After I did house checking last week, I changed my mind.

They made my house quite dirty, In the basement, the toilet was leaking for quite long time, the dry wall next to the toilet was wet, and I can find mold on the floor, The mold area is about 3cm*20cm, I asked a fix guy for a quota, he told me I needed to spend 2500-4000 dollar to fix it. I am crying, it is TWO years old house…

I decided to let them move out and fix the house, but the couple said they could not pay the last month rent, they wanted me to use damage deposit for last month rent, I said no, But if they still don't pay the last month rent, how can I deal with it?


Please help with some suggestion.
