楼下有mold问题的同学….

其实有mold是常事，被人告也是常事，that is why we carry insurance.

我就说几个被告过了cases，当然我是在红州，对房东比较有利.

case 1, 有个房地下室爆了水管，房客也没说，然后他妈的自己直接报City，City来看了，发信来说必须48小时修好，我们修了，房客就开始不付房租，我就 evict, 房客 counter sue for neglecting, 我们报了保险，但是没用上，因为 eviction批了，judge thru out the counter sue, 因为1. 房客开始没报我们去修，2. 我们24小时就修好漏水，没有 neglecting的问题.

case 2, 这个是热水器漏水了，前后3个月修了两次，估计是房客有 intentional的搞坏了，房客要求 break lease, 我同意了，他搬出去后几个月，来了封 attorney letter,要求赔10万医药费和心理创伤，这次保险加入了，一直没有 settle,一年后保险公司请的律师上的法庭，判决是我们赢的，对方一分钱没有.

所以这个问题不要慌，也不需要认错，sometimes shits just happen, it’s not anyone’s fault, 所以你应该第一时间报保险，normally Insurance company wants be your first line of defense, 他们不喜欢中途加入，因为是有时你无意讲错话，对保险公司损失更大.
