卖家故意拖延不过户， 我该怎么做。

大家好， 我三月初签了买投资房的合同，合同上说好四月初过户。由于我和卖家都没有住在买房的州。 我们过户的签字是由title company 寄文件到家里， 然后各自需要在notary public 面前签字。我文件全部签好，买房的钱也已经转给title company escrow account. 过户前一天，seller儿子说她妈妈病重住院， 没法签过户文件。

这几周 broker 和 title company 都联系seller儿子几次，但他就每次找不同的借口，有时说他妈妈病重没法签字，有时说找不找公正人愿意到医院做公正的。请教大家一下，遇到这种情况我应该如何处理。
