请问你如何理解（e）

The contract didn't say "pay me 12% for the next year", it says "12% of the annual rent rate". If you renews a lease with "a past tenant" in 2020, 2021....  2030, you are still on hook for "12% of the annual rent rate". 

Change to a new tenant and you will be free.
