请教大家，如果租客在move-in date之前毁约的问题，谢谢！

有一家还不错的租客申请人，9月30才能move in，但想现在（7月底/8月初）签合同（他们的理由是平时比较忙，想早点敲定）。合同上有以下这么一段关于early termination：

假设租客在move in date之前毁约，我会马上重新上市，但假设我最快只能在10月31号找到新租客住进来，相当于比原先晚了一个月，我是否可以留下deposit用作loss of rent？

另外，我在南橙县（laguna hills/lake forest)，是否应该再等等，不急着签9月底才能搬进来的租客？我的房子装修一般（干净整洁，电器空调等都有），3b2b，租金比zillow rent estimate低100-300（zillow的estimate我发现经常变化）。房子view不错（但好像没房客在意这个）。我上市快1个月了，看房的人大概一周7个左右，申请的大概一周2个左右，但很多都是收入低和信用分不到670的。 我是新手，看人经验不足，宁可空着，也不敢随便出租。
