请教大家： 跨州搬家，原来的房子refinance到15年怎么样？

还剩7万，还剩21年，3.75，为啥只剩7万了，因为我一有钱就去付这个房贷了。当然本身这个房子也是个便宜房。

我这样的考虑可行吗：拿equity钱出来，改30年的贷款变15年，正好现在利率低，15年的估计可以低于3的利率了。这样月付就提高了，以后的租金和月贷差不多，我就不用叫租金收入税了，对吗？正好拿钱出来，在搬去的州付downpay买好一点的房，因为手里没有现金，只有三四万块钱，也没有任何其他投资。谢谢大家，

从来没有学过理财，突然想借这个跨州搬家的机会也学学租房。不过我们准备请专业的租房公司打理，因为我们两和人打交道的能力很弱的，遇到问题不会处理。请人出租，只要不亏钱，感觉挺好的，大家觉得我说的还对吗？谢谢！
