请问专家们，房客要签４年约，签不签？

学区房，房客住了两年了，现在孩子上高中，要求签　４年长约，签不签？

 

８５万的房，地税　１万九，　保险　两千，lawn 2K.  租金　４千，好像有点低？

一直想卖，但一直有租客，卖房又麻烦，就拖着了。
