请教出租房空调问题：

请教各位大拿，外面天热高达95度，房客抱怨空调不好用，说是温度达high 70。房子在南方，不是白菜，也不是白玉。中等。5-6 年新。

请technician去看，说是thermostat set at 68, 楼上温度在74-75， 楼下在72-73。

technician report 说：The system is cooling well... ...但建议可修下面两样，估价是$800。可是特意说 只是推荐 to improve performance and reduce wear and tear.

（推荐修的两样是：

3.5 TON EXPANSION VALVE
3.5 TON PUMPDOWN - VACUUM - DRIER
This is a quote to install a TXV metering device on the indoor coil. This is only a recommendation to improve system and compressor performance. The system is cooling and will continue to cool without this work）

我想问的是：

1） 看样子不修的话房间温度不会更低了，外面90几度的气温，房子里冷到 74-75度是合理的吗？作为房东我有责任让房子更冷吗？房子在南方，最热会到100多度。房子不是白菜，也不是白玉。中等。5-6 年新。

2）既然已经是cooling well，建议修这两样还 会让房子更冷吗？我应该修吗？

technician说：The system is cooling and will continue to cool without this work。我有点不明白，如果是这样修了会让房子更冷吗？还是修了会improve performance 只是说会更节省电，少耗损机器？

I checked over the zoning dampers all of which were operating normally. I checked the refrigerant charge and found the system to be overfeeding. Meaning it is metering too much refrigerant due to the indoor piston in the evaporator coil being too large.

The system is cooling well but if the piston was replaced with a smaller size or if a TXV was installed it would greatly improve performance and reduce wear and tear on the compressor.
