电子商务的兴起造成了很多retail 和office关门。现在还有人买office吗?
Multi-family 太贵了,相对而言office便宜很多。感觉买office可以拿到好的deal (现金流会更好), 但是就怕是接飞刀。会不会是1949年加入国民党的感觉?

2. 600k office 9000sqft in a neighborhood of lots of residential, (SFR $150/sqft). Worst location of 3 for commercial. 经营的不好,电费都是房东付的,大约每年2万的电费。submeter会不会把租户都赶跑了?是机会吗?
3. 430k office 6000sqft in another commercial area (SFR $130/sqft), but the building can't be seen from the main road.
