如何找带来正现金流的房子？

本人在东部华盛顿地区，想买一套投资房岀租。在redfin 上面看了很多房子，仔细算下来，发现租金根本无法超过每月还贷。也就是说，无法实现正的现金流。请问高手，那种实现正现金流的房子，是怎么找到的？是不是有很多房间 可以租给很多人？或者房子状况差 买价低？ 先谢了！
