求助大侠：三室一厅独立房，分租三个人的具体操作

房子location很好，有三个卧房在二楼，主卧很大带full bathroom，另一个full bathrooms两个客房share。其中一个客房很小。另带两车车库，一个half bathroom 在楼下。一楼还有一个大厨房和一个大厅。

当地房租低，现在租给一家，租金也就1000～1100一个月的样子，现金流很不理想。想分租给三家，一来提高现金流，二来降低空房率。但不知道会不会有麻烦，特别是水电气的费用怎么算。电话，cable走线也可能得改。也不知道是不是房子会毁的很厉害，以后没法卖了。要纯追求现金流，还可以把大厅也改成卧房租给第四个人，但是那样比较crazy,就得三个人共用洗澡房了。

分租三家还可以收额外的费用，像是车库钱$50/month，洗衣机烘干机出租$35/month（当地租房都不带洗衣烘干的），无线上网$40/month。按这样算的话，一个月可以收大概1800的样子。
Master Bedroom: $600/mon
Big Guest room: $500/mon
Small Guest room: $400/mon
Garage/Washing machine/Dryer/Wireless internet: $125*3

关键是心里不踏实，不知道分租有什么麻烦，具体操作和单独租有什么不一样。
