这样的房客能租吗？

房客难求啊，中年男女，计划结婚，可租两年。女方有两个孩子，还foster两个，靠政府一个月三千五的做foster的钱生活，背景干净，只有多年前的家族纠纷。她的未婚夫十多年前有过驱逐，后来犯过重度盗窃，最近三年就是一些罚款，小额款claim，没什么稳定收入，有时有700～1000,有时根本就无收入。不太想租，但另一个候选人16年被驱逐过。就只好考虑这个。或是只跟女方签租约？
