Just bought a 4-plex in San Jose. One of the units was rented to a section 8. The previous owner did not increase the rent for the tenant since he moved in 7 years ago. The rent was way below market. My agent told me that Section 8 is exempt from San Jose City's rent control. I did some google and I cannot believe that this is true. Is this true? If so, such a surprise! Anybody can confirm?
