You can go to Zillow and see property tax go up about 2-3% a yea

At current property tax level of the house, it only takes a few year to become negative cash flow. And I don't think you can raise rent. The reason is medium household income in US doesn't go up. How can you raise rent. People can only move to smaller house if you raise rent.

Landlords in this forum always say rent go up. That's not the case in the past 10 year in most area in US.
