租房恶梦

我在加州, 刚买了房子出租, 当时看了租房人感觉不错, 有稳定工作但收入不高.查她的租房史也说很好(现在想起来好象是托). 第一个月晚了两天总算交了, 现在八月的房费还没交. 打电话她说发出来了可是没收到. 今天给了她我的银行帐号让直接打钱不知会怎样? 如果还收不到,我现在可以给county 打电话断水吗? 水钱是我先出的. 现在联系court 行吗? 我可以电话要claim form 吗? 多长时间能赶走她啊. 太痛苦了
