No matter how bad the market becomes, stick to the field that you are good at. In the end you will prevail. Like myself, I started to observe real estate market in the 80s, actually participated starting in the 90s and will continue through the 2000s. Yes, I may end up "wasting" my life in this for 30+ years, but that's to me a very enjoyable life. Because I got to work on it through rain and shine. It was exactly due to my accumulation of properties in the 90s that got me started. Thanks to the market again, prices today are low enough so that I can have a golden opportunity to start accumulate again.
To be successful in any field, you have to stick to it for a long time. A collapse of the market is actually an opportunity in hiding. You cannot swing back and forth between stock market and housing market to take advantage of temporarily market conditions. That's not going to work.
My point is, you must stick to one field through rain and shine
