向朋友贷款买房的问题

朋友回中国了， 几年内肯定不回美国。要卖房.

我想买下来， 但要2年以后才能付全款。 朋友的房子已经付清， 也不急需这笔钱，他正在写协议。
 

我在陆陆续续的买投资房， 银行给我的贷款额度现在已经很小了。 我不想朋友的这个房子占用我现有的贷款额度。
 

怎样做才能即保障朋友能2年后拿到这笔钱( 确保我没机会赖账， 以防万一。 虽然我不会， 但从朋友的角度来看， 不只是依赖于我的人品， 还想有法律上的保障）. 又让银行查不到这笔债务---我欠朋友的房款， 从而不影响我下一个房贷。

请了解的朋友指个方向， 或者关键词。
