Home loan question

I am in the process of buying a single house in NY. The 30-year fixed rate for home loan in Fangyuan loan information is 3.125% (around 400K).But I called a few local banks and they tell me the best rate is around 3.5% without buying points. So how can we find a good rate? Is loan broker helpful? A little confused. Anyone has similar experiences?
