两个loan应该怎么选？

一个purchase loan， 有两个option：

（1） 30 year fixed 3.375%， with about closing cost 5000+ 刀

（2） 30 year fixed 3.75%， cover most closing cost.  但是 monthly payment will have $100 more.

应该怎么选？ 选（1） 大概4 年不能refinancing。否则亏了cost。
