我在加拿大贷款买到的最后一房惨痛经历

    回复上一贴说到加拿大2% stress test 危害,  今年三月我是深触霉头由此导致对贷款买房心有余悸。

    一个cap cod 两层楼三房间距离college 公车两站地, 位置不错房子比较旧。谈到18万， 我判断西南安大略房价还要上( toronto_ Windsor fast train 期望值) ， 下了5000定金。

    今年开始的加拿大2% stress test 发威了！ 各种数据凑就是凑不出合理的收入比。 Close 日期临近 先后被三家银行拒。 我的大牛mortgage broker 无奈之下启动应急预案，用了private lender 7% at 40% down payment 出到10万本金。关键是手续费居然要8千五！ 

    吃下来味道非常不好。虽然租了1000／月租的还不错, 但是这次贷款失利给我很大的心理阴影,从此不在加拿大贷款买房。能现金买就不贷款。 能力达不到绝对不出手!!! 

    之后四月份在红豆上认识了Michigan的大牛美眉正好是在t大的小师妹, 过来一看密歇根遍地是钱可以抢, 就更不会在加拿大做凯子房产生意了。     

     贷款失败过后才能理解现金买房的好处！ 不用花保险的冤枉钱, 能狠狠杀价！ 不用为租不出去还贷款犯愁！ 随便哪天想refinance都可以.... 

     现在在加拿大买投资房真的是难上加难. 8% cap rate 都很难找到
