关于租房押金,请各位懂法律的朋友帮我们看看该怎么办

今天收到上个房东的来信,原来$1300的押金他扣掉了$730.这大大出乎我们的意料.现在把原来CHECK OUT的信和今天的信贴上来,请各位朋友们我们看看该怎么办?如果要告.该怎么告?

TENANT CHECK OUT

(1), ON DATE ........, I have returned all keys including: unit key, gate key, mail box key, remote control to the manager. We have no any other keys to reenter the premises we used to occupied and reopen the mail vox i used to use.

(2), All our personal properties have been moved out and no any valuable items left in the premises.

I understand that Under California law, landlord may withhold only that portion of Tenants' security deposit necessary to: A. Remedy any default by tenants; B repair demages to the premises exclusive of ordinary wear and tear; C. clear the premises if necessary.

right now, manager find the following items are tenant's presponsibility (more items could be found later, In such case manager will keep document and evidence and will show tenant under tenant request)

1. Gas stave and vent filler did not clean
2. One bath room, under tower shelf sport 1.5'*1.5'
3, Three light bult missing, tenant said no bult when move in
4. one bacolny curtain handle broken.



以下是今天收到的信.信里还夹着一张$617.33的支票.

From tenant check out list and photos we taken when we double check the unit, you are responsible for the following items Under California civil code 1950.5

1. Gas stove dirty and rusty, lefr side panal was broken with a crack. This is a brand new stove when you moved in, we charge you partial cost for material and labor.----------------$200.00
2. Range hood oil filter is full of oil, need to be replaced----------$20.00
3. you did not clean the range hood inside and outside, it is brand new when you ,pved in, now full of oil, we had to charge cleaning fee------$50.00
4. Garbage disposal's motor burned out, we charge you partial cost for material and labor ---------------$150.00
5. two doors of kitchen vcabnet was broken with a crack in each door. the doors can not buy in store must special orde san dpecial made, will cost more than $200.00-$300.00. we only charge you ------------$100.00
6. one internal door is broken with a hole need to replace. we also only charge you partial cost for material and labor -------------$100.00
7. two vertical curtain parts missing, need to replace they are brand new when you moved in, we charge you $30.00 each for material and labor---$60.00
8. repaint some stains on the wall and inside cabinets.-----$50.00

Total charge $730.00

The above is our settlement offer, we believe it is much less than our actual damage caused by your family or your guests. However, if you believe we over charged you, you have right to hire any licensed contractor to quote. If some job we have them done already, we will refund you the fifference. If jobs are still there, we can pay the constactor and we refund you full amount. If you dicide to hire your own contract to do the jobs, please inform us ASAP.
