现在你去找一个ＯＷＮＥＲ　ＦＩＮＡＮＣＥ　一般要在１０-１２％。这个例子，当然我想楼主也是根据卖家心理猛宰了一把的结果。背后的工作，她没有说，但是我可以不无根据的猜测一下。

 

卖家的心理是什么？这个物业，对他是个包袱，需要及早抛出。为什么？

 

 

 

因为他买的时候利息比现在高得多，而且他经营不善，没人给他重新按现在的利息贷款！

 

 

所以，按现在一年１５万，楼主是赚的，可是卖家是亏的。现在已经有１３８万在ＣＬＯＳＩＮＧ的时候到手了，他不在乎那三十万在几年间付清。

 

重大投资，对现在物主的年龄，家庭状况，各方面产业的经营和负债了解得多多益善。相信大家都有这种经验，有的房子，价钱就是谈不拢。这中间如果有好的经纪沟通会有所帮助，但是归根到底，一个好的ＤＥＡＬ，经常是卖家有所弱点。就像动物世界病弱的早早就会被吃掉，ＥＡＳＹ　ＰＲＥＹ。
