我的租房

各位你们好

我有个问题想跟大家聊一聊，请房地产代理或有经验地主帮忙回答。

我们有一间出租房, 是我们曾经住过的第一间房子。 房子租出去并不挣钱，就当
存钱了。还算幸运，我们的租户两年来都按时交租子，也没什么麻烦。
2011年，租户表示想买我们的房子，我们也有意卖给他们。
所以就签了lease to own.

2011年底租户开始申请USDA 贷款, 等了很久我们被告知贷款无法申请到。
租户还写了一封长长的信解释怎么回事 - 3 年前他们的房子被银行收走，只有
到2012年4月底才可重新申请。我从原文摘了部分如下。

...the FHA submitted a claim for the default on our loan to
the CAIVRS Report. This claim will not come off of the report for
3 years and nobody can get another government-backed loan
as long as it is on there.
...Our 3 years is up on April 23, 2012,
at which time we will be deleted from this report and will have no
further problems in our loan process.

我们区的房价最近有增长，我们也想卖掉房子把钱及早拿回来。如果他们这次还是
申请不到贷款，我们也不想跟他们再继续签合同。

我的问题是，
1。像他们这样有forclosure的历史，是否很难在短期内申请到贷款？
2。在他们再次申请贷款之前， 我们是否可以让他们出具 pre-qualified letter
and credit score？ 因为我们之间没有代理，所以前一次我们也没有要。

请有经验朋友帮忙指点一下。谢了
