南加州小白房东发问，烦请大家帮忙给建议，谢谢

1: 去年年底我买了一个两单位的房子在City of Pomona（一层，两个单位side by side 中间有一隔墙），两户都是今年二月搬入，一户非常好，付租金准时，到现在为止没有任何问题，而且自己出钱把院子围栏建好（前院跟后院的隔离围栏）； 另外一户则是每一个月都有大大小小不同的鸡毛蒜皮小事找我们，而且交租每个月都是要推后几天才给，从入住开始说厨房柜子里有味道，然后就说插座有问题，后来有说电源有问题……前两天说空调有问题（这空调是2月份全新装上去的），昨天又跟我们说隔壁家不干净. 真的是烦不胜烦，请问大家这户明年二月租约到期，我如何可以不跟他们续约了呢？（后话，之前有人警告过我不能租房子给这类人，我不信邪，还是租给了他们，我总觉得什么人都有好人，都有坏人，结果还真是令人失望）

2: 另外一个房子，到现在租了6年了，非常好的租客，现在租$3000（是2.5年前从$2600调到$3000), 现在市场租金大概是$3400-$3500，我想要涨租金到$3200（6.67%涨幅），请问大家觉得合理吗？如果是你，6年的好租客你会调涨租金吗？
