“A rental property with no positive cash flow is very risky. If you have other source of income to fully support negative cash flow for long time, your model is possible. Always think of risk before think of profit (what if you have to evict, you end up pour in additional $10k to it, what if you lost job and can not inject money to the rental property sometime, ...)”
