靠街左右结构的duplex改成上下结构mix use?

有一个duplex房子在卖。该房是resident zoning,但是整个区是商业的，房子面对大街。左右隔壁以及整条街都是店。

如果能把一楼打通做店铺，地下室给店铺放货。二楼作为住家或者office出租应该收益不错。有谁尝试过吗？

100年的老房子，里面状况一般，两边都是空的。但是外面看起来还可以。抓了2张图。

2300多尺。$126/sqft。一楼1200尺，当店铺够吗？

房子卖了6个月了，又刚刚回到市场。
