投资新手的问题:owner finance是怎么回事啊？

看到一个公寓楼，1.6个米。大妈说没钱，我的agent非让我看，还说可以owner finance, 只要10%首付。大妈有点小农，听起来自己要负的现金不多，但是不知道有什么风险。

另外，不知道请房地产管理公司帮助管理，自己还要花多少时间和精力？

有经验的前辈们，能不能给指点一下。
