朋友打算投资100万美元在美国买投资房出租，现金支付。

1。他看中纽约中央公园附近的公寓，江景房，40几层，大概100万美元，717 sqft. one bed room. 2006年造，可以租3千多美元，管理费好像600多。值得去做吗？

2。还有什么好的房地产投资适合他这样的条件？
