We bought it last December with cash of $108,000. We fixed some problems and added a new bath with total cost of $13,000. It was rented out two weeks ago with rent $1300/m and lease starting from Jan 23. The tax is $3000/y and insurance $600/y.
It seems that we can get $12,000 income per year with $121,000 cash. I won't worry vacancy very much since I got a lot of phone calls even in the hardest month of January! It might not be very good comparing to a lot of great investments here. But I am still very glad since it is the best investment house I'v ever had up to now.
