星期五， 第13个投资房，想想很可怕

第13个投资房今天终于过户。Contractors 已经动手干活了。房子状况很差。地下室的水管被人剪了，所以也没验房。老司机了。预算2000元修水管，和空调。3bedroom 1.5 bath. 1300+ sqft 2车库被改造得没法用，停不进车，也不好住。8万Cash买的。

 

我准备把2车库重新改成 单车库外加一个卧室和办公室。这样就变成4bedroom.总面积1600sqft.

装修估计15000。总投入95000。然后申请delay refinance贷款。差不多可以拿回75000。如果等6个月，可以拿回所以的钱，但是等不了了。

准备租1400，已经有很多人感兴趣。

 

贷款后每月现金流差不多700。现在在看下一个。
