请教，现在我应该立刻采取的行动是什么？

租客到今天还没有支付1月份的租金，租客已经住了3年以上了，现在是month by month,按照纽约州法律，如果终止合约，好像需要提前3个月通知？我今天已经去贴了通知4月底和他终止合约，让他搬出去。但看租客好像啥反应没有。我是否还应该去贴一个要不付钱要不搬走的通知？这次是下定决心要租客搬走了。这个租客3年就没有一个月准时付过租金，但最后每个月分期还是付了。这个月是一分钱也没有支付，而且也没有告诉我们什么时候会支付。
