求教: 这是个好投资吗?

一个认识的人要在TOP15 大城市的大学边上开个SUSHI 店。拉我入股10%（一万刀）。 说是现店主（也是房东）要价17万准备还价15万。但是具体是先交5万订金，一年后视情况再决定是否买下。如果买的话股东不需再交钱因为头一年赚的钱可以补足15万刀的一半（另一半一年后再付）。
我认识的这人及其家人做经营，共需5人， 准备提供7.99 或8.99 Lunchbox加晚餐。
问题是现在店主经营中餐，月流水5万（估算的）基本不太赚，据说生意太多顾不了这个店。店内装修很简单，外观也不很入眼。这个15万有点贵？ 因为买来需装修且转型作SUSHI，不应算买现成生意吧？边上以前开过SUSHI店，生意还不错。

请问是否太贵？另10%股份 是否太少？
