sell or not sell?

请教一下，我在上海近郊几年前买了一个公寓房，不到400万这样 ，去年有人出价250，我不卖，之后ye都没成交 ，最近不少房子在卖，最近小区有成交180万，在纠结是不是也这价卖了，但肉痛啊，直接腰斩，但不卖怕会再跌，按折价现在出租，也有百分3.6回报，怎么办啊
