假定20万卖掉， 还掉5万贷款， 你得到15万现金

你最多可进1031的是15万，当然你也可以选择10万进1031， 拿出5万来自己花， 那这5万就需要交税。 这个是你自己的决定， closing时告诉closing agent 就行。

I assume closing cost is zero.  As 守月 mentioned, if having closing cost, you should get less cash.
