我儿子遇到你类似的情况

我儿子去年也住校外,应在7月底到期, 房租是$750/月. 他5月初就sublease to 别人, 他付了5月全部房租, 又交了$350过户费(老房客), 和$250手续费(新房客), 我还特地去deep clean the carpet 2 weeks before the transaction, 我们留了一个futon 和full size mattress to the new tenant but my son only communicated with the new tenant, not the apartment office. He left the apartment on Friday and the new tenant moved in Monday. Then the office charged  him $475 for moving out funiture, paint (there is no single scrach) and cleaning fee. I called the office several times but they were passing the issues around. It has been 4 months and I still didn't pay yet. I am waiting to see how the office will handle this case.
