you can manage it yourself and repair cost shouldn't be one month's rent;
normally consider 5% of the rent income as repair, unless the house is in really bad situation;
monthly mortgage payment also includes about $150 for principal which is your equity;
finally if you borrow 100k then your own money is only 27k; use your net profit divide by your own money invested is your rate of return, which should be higher
