十年佳酿在吗？请教一下flipping house的问题

买入价是30万，售房经纪给的翻修的估价八万，售价在57万到六十万左右。打算用home equity line of credit来买，头一年利息固定1.99％。MM给看看这个deal怎么样，最少售价在多少可以有赚头？从来没做过flipping，经纪的话不敢全信。
