我不认为是个好deal。

1. 空置率一个也没算。如果 11-plex 10%，laundry 75% （over years），school 75%。
2. 没有算维修费，6600块一年你逃不掉。
3. management 4% 太低了点。

这些都算入，你的收入就是每年35000-80000. 投入100万？
